Las Vegas High Rise condos

las vegas high-rise condoAbout the same time as the 2004 buying frenzy began to cool, a new phenomenon began to emerge: the high-rise condo. Inspired by the success of Turnberry Place, a popular high-rise community located near the Las Vegas Strip, developers began drawing up plans, creating websites, searching for land, and opening sales offices. Nearly every high-rise inquiry I've had over the past two years has been from investors, hoping to flip these units. At the peak, there were over 100 proposed high-rise-condo developments but many have Canceled and I expect many more will. This story is not over and I still caution investors away from the high-rise market.

Buyers are warned to exercise caution in the purchase of high-rise condos. These projects begin with an artists redering and a sales office. There are many steps that the developer must complete before the project actually becomes reality, not the least of which is financing. Many high-rise developers have accepted earnest money deposits from clients only to return the money months later as they pull the plug on the development. Some Canceled projects recently have been Ivana, Icon, Aqua Blue, Majestic and Liberty Towers.
